Directions to our Office and our Policies
When you are in Gatlinburg on Hwy 441 (main street) all of the traffic lights are numbered with green signs (they are also numbered in Pigeon Forge so be sure you are in the city of Gatlinburg).
Come to #6, turn onto Cherokee Orchard Rd (only turns on way and will depend on which way you are traveling....be sure you ONLY turn onto Cherokee Orchard Rd at traffic light #6).
When you turn at traffic light #6, come straight up the hill, exactly 1/2 mile and you will see a large commercial building on the left. Gatlinburg Market and Deli is in the front of the building and our office is located on the side of the building where you pull in to park.
Office hours vary so be sure to check with the office if you have a special time to arrive.

Our Policies
By making a reservation request online, you have agreed and accepted our polices. You will receive an email that your reservation request has been sent. Then you wll receive a 2nd email with
confirmation and directions. Upon receiving the 2nd email you must fill it out, sign it and return it to the office with a copy of the credit card (front and back) and copy of your your drivers
license. You may fax it to us at 865-436-0629 or overnight mail it. We hold your reservation for 5 business days. If we do not receive the above within 5 business days you lose the deposit and
the reservation may be cancelled by us.
If you are arriving inside of 30 days the entire amount will be charged; if you are 31 or more days away 1/2 will be charged and the balance will be charged 10 business days prior to your
arrival. If you are booking under a seasonal free night special (other than 7th night free) the entire amount will be charged and is non refundable.
The person listed on the confirmation must be present during the entire stay. No one under 21 can be the primary contact without consent by the office.
Once we receive the above we will email you or fax you the directions to your unit. On arrival day you contact the office 11am to 3pm to get your lockbox code. This helps keep you out of heavy
traffic as much as possible! It is repsonsibility of the guest to ensure the emails are received and to locate cabins.
Our goal is for you to have a safe and enjoyable visit…past stays have created the need for the information below. Most is for your safety.....think of these policies as if this were your home we
were offering to the public....
CHECK IN TIME IS 3:00 PM EASTERN OR LATER
CHECK OUT TIME IS 10:00 AM EASTERN (sorry, no exceptions as courtesy to incoming guests)** **If we have a unit that is a “turn” (one guest out/one coming in) and you have not left the unit by 10
am, you will be charged the entire amount of the incoming stay. We make every effort to have our units ready by 3 pm eastern. In the event of extreme traffic or holiday periods, the unit may not
be ready by 3pm but every effort is made to get you in as soon as possible. Thank you for your consideration. IF YOUR RESERVATION ARRIVAL DATE IS 31 OR MORE DAYS AWAY, WE WILL CHARGE ½ THE TOTAL
STAY AS YOUR DEPOSIT (If you are booking an online special other than 7th night free, the entire balance will be charged)Any reservations booked under a free night are non-refundable and cannot
be rescheduled. The nightly rate shown, on the internet will be charged plus 12.75% tax and a cleaning fee if your stay is for less than 7 nights. If you have NOT booked under a special offer and
you are booking 31 or more days away, we will charge one half (1/2) of the total stay. The balance due will be charged to the credit card on file within 14 business days prior to your arrival. If
you want to put the balance on another card, you must contact us 14 or more business days prior to arrival with the card number. If you want to pay your stay with cash, we will happily credit
back your card upon arrival and allow you to do so. If you pay by cash we will require a $200.00 damage deposit which will be refunded within 7 business days. Any reservations made 30 or less
days prior to arrival are due in full when the reservation is made. We do not escrow deposits and they are non-refundable once you are inside of 30 days prior to arrival. We will not be
responsible for any fees incurred by you from your bank if you use a debit card. All cancellations must be done in writing and sent U.S. mail. The postmark will determine the first day of
cancellation period. If you cancel 31 or more days before your arrival date, you will be refunded any money paid less $75.00 or have a one time option to reschedule without any loss. If you
cancel inside of 30 days or less, you will lose the money paid. Any ONLINE SPECIALS are due in full at booking and are non-refundable and cannot be rescheduled. Reservations online show you the
nightly rate. There will also be 12.75% tax and a one time cleaning/hot tub fee will be added to the nightly rate shown online. If you stay 7 or more nights there is no cleaning fee. Contact the
office for the exact amount ($30 to $50 depending on unit size). If the unit becomes unavailable, we reserve the right to relocate your party into another unit with comparable sleeping
arrangements. If we have no other unit available, we will promptly refund your visit. We will contact you if this should happen. After a reservation has been made there are no changes available
except adding dates when available.
Properties are privately owned and furnished by the owners. The rental company and the owner will not be responsible for any damages, injury, etc to you or your guests or your belongings.
HOT TUBS ARE USED AT YOUR OWN RISK AND LIABILITY. You should get a physicians acknowledgement that you are healthy enough to use a hot tub. Hot tubs are
drained, cleaned and treated with the chemical 'bromine'. Chemicals can cause rash or health issues. Never use when pregnant. Guests can pass infections to each other when using a hot tub. Shower
before and immediately after use of the hot tub. Anyone under 18 years of age should never use a hot tub. Any damage to the hot tub cover ($400 and up) or
mechanical equipment ($200 and up) will be your responsibility. Chemicals can cause rash, fade or discolor clothing and hair and turn jewelry a different color. Plan accordingly. We suggest
enjoying the beauty of the mountains and not using a hot tub. If you have seen what people do or leave in hot tubs you would pass. We would want someone to tell us about this. You use the hot tub at your own risk and liability.
The person named on the confirmation assumes the risk for all people occupying the unit. You MUST BE 21 YEARS OF AGE TO RENT. If you are under 21 and looking for a honeymoon cabin, you should
contact the office before making a reservation online. ONLY the number of guests listed on the confirmation are allowed in or at this unit at anytime. If we discover more than the registered
number of guests, you will be required to vacate without refund.
Fireworks or outdoor fires are never permitted. Never leave hot grills unattended and never go to sleep with a woodburning fire in the fireplace or a an unattended hot grill. If we discover
either, you will have to vacate without refund.
KEYS : Our units have lockboxes which require a 4 digit code that you will receive at day of check in. Anytime you are away from the unit, please place the key back in and secure it by closing
the right side and changing the digits. If the right side will not close, align your code again and it will close…then change the digits. If you call for maintenance and there is no key, the call
will not be addressed again until departure. These are provided for convenience of all. You will use this unit and all amenities and surroundings including but not limited to: a hot tub or
Jacuzzi/whirlpool, grills, body of water, if any, and all , AT YOUR OWN RISK AND LIABILITY.
There are no refunds for any reason including but not limited to: construction, traffic, insects/critters, early departure, appliance/hot tub malfunction, roads, weather, colors, allergies, etc.
We make every effort to repair any problems. We ask that you take care to provide for your safety and comfort: flashlights, batteries, medicines, pesticides (we have professional exterminating
spray every month, however, it is not a “cure-all” in the mountains)….various seasons mean different visiting insects, critters, bees, etc. PREPARE FOR YOUR PROTECTION AS ONLY YOU KNOW HOW TO
DO…We cannot provide pesticides. We cannot provide transportation to your unit including during winter seasons we recommend you prepare with 4-wheel drive or chains. We cannot provide
transportation or towing to or from the unit .This would be at your own risk. Fireplaces are open October 1 to March 1. If used March 1 to October 1 there will be a $200 fee to re-clean and
close them. If we discover an unattended fire you will be required to vacate without refund. Gas fireplaces are checked during each cleaning during October 1 until March 1. If you have trouble
with the gas fireplace during use months, contact the office and we will contact a professional to come check it. We cannot guarantee their scheduling as they are independent. Never use the gas
fireplace with the air conditioning or the doors open. This can extinguish the pilot light and the independent company will charge you to re-light it Damage to gas logs will result in a charge
for replacement to you.
PETS. Contact the office to see if a pet unit is available for your dates. There is a $100 per pet refundable deposit due. It will be refunded within 14 business days. You must supply a portable
pet kennel to house your pet when you are away from the unit. If we discover a pet in a "non-pet" unit or if we discover a pet running free in a unit you will be required to vacate the premises
without refund of the stay or the pet deposit.
Smoking must be done outdoors. Use extreme care to be sure you extinguish your smoking items. If the stay following your departure complains that the unit smells of smoke you will be charged a
$100 and up to have it thoroughly cleaned.
CHECK OUT: In warm seasons, please leave AC set to 75 and in cold weather, leave the heat set at 60 . Be sure all doors and windows are secure and locked. Remove all personal items. Any missing
items will be charged to your bill and you will be notified. Be sure the lockbox on the front door is secure. If the right side will not slide all the way down, simply align your code again, it
will slide down, then change the digits.
Any items, if found, that you have left behind can be sent to your via a private business, C.O.D. Any items not claimed after 30 days will be disposed of.
The City of Gatlinburg, County of Sevier and State of Tennessee impose penalties and fines for false registration, vandalism, defrauding and innkeeper, etc. We reserve to prosecute to the fullest
extent of these laws on behalf of the unit owner within our jurisdiction including but not limited to our fees and attorney fees. At anytime we feel the unit is being abused including leaving
unattended fires in grills and/or fireplaces; unregistered guests, pets without pet deposit or in a non pet friendly unit etc., we reserve the right to have you vacate the premises without
refund, adjustment or recourse of any kind due to these violations. Information on website is considered reliable but not guaranteed. Any confirmed reservations are honored as reserved. You will
use this unit and it surroundings and all amenities at your own risk and liability. CADA, Inc., d/b/a Barbara’s Chalet & Cabin Rentals and acts only as an agent for the homeowners. Under no
circumstance will be responsible for loss, damage, expense, claims, injury, direct or indirect for any reason whatsoever, to any occupant of the registered guest invited or otherwise. We reserve
the right to refuse or discontinue service to any person and/or rescind any guests services when necessary.
